Course VI  Negotiation for Real Estate Investors

Negotiating is the highest paid skill you can acquire. We are all natural negotiators (ask your mother), but few have honed their skills. Learn the seven secrets of successful negotiators, when to negotiate and when to walk, how much to offer the first time, penetrating the defenses, developing your strategy, must ask questions before you negotiate, determining when and where to negotiate, dealing with different styles, neutralizing difficult negotiators, getting the other party to commit, and making counteroffers that will get you to closing.

Course VII  Buying and Creating High Yield Notes

Buying notes can increase your cash flow and reduce your management. However, paper is a riskier investment than real estate. Learn how to buy safe notes secured by property you would like to own with yields that pay you well for the risk you take. Some topics covered include: avoid usury, judging the payor and the property, calculating and negotiating discounted purchases, buying partials, equity participation, and other creative strategies to increase your yield. Course VIII  Taking the Mystery Out Of Tax Free Exchanging

Paying taxes when you sell is optional. Still some investors foolishly pay taxes when they sell. Learn when and how to complete a tax free exchange and how to increase your net worth and cash flow every time you exchange. Some topics covered include: understanding the never break rules of exchanging, avoiding depreciation recapture, avoiding taxes due to debt relief, fifteen ways to improve your current position by exchanging, avoiding audits by reporting your exchange properly, reverse exchanges, using a qualified intermediary, contracts and paperwork, that will save you thousands in attorney's fees.

Course IX  Making Money With Investors
